If the extraction straight from the client doesn't work, the client is probably bad. I've had a similar problem before, but with 4.3.4. I had to source a fresh client and it worked fine after that.

They got this file from their TrinityCore server though that they have up and running and working.

Well.. Then either the error wasn't areatable (or at least not just areatable), or you're trying to run a non 3.3.5 server on 3.3.5 dbcs.. Which would cause bigger problems I guess

If your DBC files have those codes that are checked in, it will pass that point.
