100% port forwarding is the issue.
Is it enough to open the ports on the vm firewall? Should be, right?

Windows 10 will automatically ask if you want to allow outside connection to a process after it has started. There is no port forwarding to be done inside a VM or bare system unless it's running the dhcp server. If you're using a router then it would need port forwarding to connect from the outside. Seeing as you get to the realm selection screen, it's obviously not a port issue from within the network, it sounds more like a realmlist issue - updated the default value rather than the data etc.

Also, for the record, if you want people to be able to connect from outside your local network - the realmlist has to be set to your public IP - seeing as you haven't said that you're doing that I can only assume you're trying to connect from inside your own network. That's why the port forwarding idea goes out the window.
