If these are clientside lags, i'd guess it's related to the custom map or models. Maybe some invalid data in one of these or the map was done with an old version of Noggit which duplicated all models a couple of times which then can cause FPS drops

Its wierd couse Its happening only on these ADTs , we use Custom Models everywhere.

Try to check for duplicate models on borders of ADTs I recall that circa 3 years ago there was still a bug for WMO saving on ADT borders which amde it to duplicate 50 times each save in a same place

Try to make a copy of your project and start removing models from ADT's in this isolated copy to see if the FPS drops stops after you remove certain portion of the map

Aleternatively you can also try making copy of your map instance and visit it again to see if mabye FPS drops stops once you will be viewing the map only without NPCs/Triggers/GoBs
