And also if you're in a void you can tell if there are ADTs being loaded or not by whether or not you can walk/fly through the void. If you don't move anywhere it means you have teleported into a chunkless location.

You will want server .map and .vmap files for your custom map, you won't get that using the extractor tools that come with TrinityCore, you need to modify their code but it's dead simple.
